For busy renters, it can be convenient. For leasing offices, it saves time. For scammers, it creates a dangerous opportunity. The scary part is this: a fake landlord may not need fake keys anymore. They may trick you into using a real self-guided tour system for a real vacant property they do not own.
A valet trash charge sounds harmless until it becomes the fee you hate every single month. At first, the leasing agent makes it sound convenient. You leave your trash outside the door during a certain window, someone collects it, and you never have to walk to the dumpster after dinner again. It feels like a small luxury. Maybe even a practical one if the building is large, the dumpster is far away, or you live on an upper floor. Then you read the lease and realize the service is not optional. It is not a perk.
